My battle with Covid-19 and why we’ve always put safety first

In this three-minute read, our MD Louise Young shares her recent experience battling Covid-19, the current property market in Denbighshire, Conwy & Flintshire, and why she is optimistic about the future.

Well, it’s fair to say I’ve had better starts to a year.

In the first week of the month, I had a headache which quickly turned into feeling really poorly.

I isolated straight away, sent off for a Covid-19 test, took it, returned it, and it came back positive.

For four or five days, I felt horrendous. It’s like the worst flu I’ve ever had.

Thankfully my six-year-old son didn’t catch it and two weeks on I’m feeling better. Juggling a business, home-schooling an energetic little boy while battling this horrible illness was hard but I’m grateful I’ve come out the other side of it.

My brush with Covid-19 has reinforced our approach to how LL Estates work during lockdowns.
We always took it seriously before and did all the right things in line with the Government’s home moving regulations.

Since the first lockdown and introduction of the social distancing and PPE rules, we’ve always put our clients, colleagues, and community’s health and safety above anything else.

We never pressure any of our sellers into viewings they don’t feel comfortable with.
A legacy of the first lockdown is we’re well set up with video viewings, meaning that only the most serious buyers progress to essential, physical viewings. And we respect our sellers if they say they’re not prepared to let people in to view.

Some agents have a less cautious approach and can be seen to be cutting corners in the name of trying to make a sale no matter what. We’ve never, and certainly will never, go down that route and put people’s health at risk.

Market Update
We’re incredibly busy despite the regulations and ongoing uncertainty. Second-time buyers are still very active in the market, as are buy to let investors.

As we have a financial services arm of the business, we’ve seen how hard it is for first-time buyers to get mortgages. It’s not impossible to get one, but it is worth speaking with our team at LL Financial.
We’re hopeful better news will be coming on the 27th when the Government reviews the regulations. But we’re ready and prepared either way.

I genuinely think the outlook for the local property market for 2021 is bright. One thing that lockdowns have taught us about the property is they make people reassess their homes.

It could be that they are too small, too big, too far away from loved ones or personal circumstances have changed.
These changes drive the demand for property, and I can’t see that ending anytime soon.
