Rhyl Property Market Report - November 2021

Rhyl Property Market Report - November 2021

Here is your latest property market update in your Town Rhyl

Properties in Rhyl had an overall average price of £175,883 over the last year.

The majority of sales in Rhyl during the last year were detached properties, selling for an average price of £202,185. Semi-detached properties sold for an average of £164,313, with terraced properties fetching £125,572.

Overall, sold prices in Rhyl over the last year were 10% up on the previous year and 22% up on the 2018 peak of £143,697.

There were 50 new instructions to the Rhyl property market which is up from 36 in October and shows that the property market is still active as we come into the traditionally quieter Christmas period. With the heat of the market earlier in the year now cooling a little, this presents opportunities for both buyers and sellers before the usual reboot in the new year.

With 60 sales agreed across the area last month, this shows the continued demand in the market. With a limited stock of available properties, this is leading to properties that are correctly priced and marketed being snapped up quickly.

Out of the 143 available properties on the market, 43 have been on the market for over 12 weeks and 30% have had to be reduced. In a fast-moving market with strong demand, it is essential to have a regular review of your marketing if you are one of these slow movers.

Let’s see how the average time on the market compares year on year:

When it comes to selling your property, clearly one of the most important things that helps a seller to achieve the best price is having the maximum possible exposure to buyers. Now you might think that as most properties are on the property portals such as Rightmove but these are similar to Google: if you are a long way down the list or there is nothing to tempt a “click through”, then this means nothing.

To give you an example of the impact that this can have, the latest figures from Rightmove show the difference this can have. For example, one local agent received only 91 views per property on average, whereas here at LL Estates we receive over 175 view per property!

You can see how this can have a huge impact on the timescales and price that you can achieve for your property.

What things can impact how many people get to see your property? Well, this is influenced by a number of factors including, full video tours that are mobile-friendly, professional photographs, and well-written copy.

It is interesting to note that in today’s video-led, modern world, these are now something that buyers see as essential. This particularly came to the fore earlier in the year with lockdowns and social distancing.
It is important to make sure that you have all the tools available to you to maximise the interest in your property, and this is especially important for properties that are more likely to sell to buyers from out of the area.
